Internal Renovation of Grade II Listed Docklands Flat

Rashad Al-Karooni Studio is currently on site at Millennium Drive for a second commission within the same Grade II Listed building, working across the shared hallway from a flat completed by the studio several years prior. This continued relationship with the building has given the team a deep familiarity with its heritage fabric, conservation requirements, and spatial character — an advantage that is actively informing the design and delivery of this new phase.

The centrepiece of the project is the creation of a new loft space, accessed via a bespoke spiral staircase being developed as both a functional connection and a sculptural element within the home. The staircase design is currently being refined in close collaboration with conservation officers to ensure it sits sensitively within the listed envelope while making a confident architectural statement.

The kitchen is being fully reimagined to improve efficiency, natural light, and spatial flow, with bespoke joinery and carefully selected appliances integrated discreetly into the new layout. Alongside the kitchen works, the loft conversion is making use of the building's existing roofline geometry to introduce a distinctive upper-level space with its own character and atmosphere.

All interventions are being developed with listed-building consent at the forefront, with materials and detailing chosen to complement the historic fabric of the property throughout.

The project is ongoing, with the studio managing the work from design through to completion on site.
